Terms & Conditions.

1. Acceptance of Terms

These Terms & Conditions ("Terms") govern your use of devproconstruction.com and any construction, renovation, design or material-supply services provided by DevPro Contractors & Engineers (Pvt.) Ltd. ("DevPro", "we", "us"). By engaging our services or submitting an enquiry through this website, you agree to be bound by these Terms.

2. Services

DevPro provides the following construction-industry services:

  • A-to-Z residential and commercial construction
  • Renovation and finishing work
  • Architectural design and 3D rendering
  • Construction material supply (project and bulk)
  • Project management and site supervision

All services are subject to a signed agreement, an approved Bill of Quantities (BOQ), and any applicable society or regulatory approvals (DHA, CDA, RDA, Bahria, Capital Smart City, Blue World City, FWO, etc.).

3. Quotations & BOQ

Quotations and Bills of Quantities are prepared based on information provided by the client (drawings, site conditions, material specifications). Quotations are valid for thirty (30) days from the date of issue unless otherwise stated in writing.

Changes to scope, design, materials, finishes or site conditions after a BOQ has been agreed will be quoted as variations and may affect both the total cost and the project timeline. All variations must be approved in writing before work begins.

4. Payment Terms

Payment schedules are milestone-based and tied to verified stages of completion (e.g. mobilization, foundation, grey structure, finishing, handover). The specific milestone breakdown is set out in the signed agreement for each project.

  • An advance (mobilization) payment is required before work commences.
  • Subsequent payments are due on completion of each milestone, verified by the client or their nominated representative.
  • Material-supply orders are payable per the supply contract — typically advance against pro-forma invoice with balance on delivery.
  • Late payments may attract markup and may pause work until cleared.

5. Project Timeline

Estimated timelines are provided in good faith based on agreed scope, weather, material availability and uninterrupted site access. Delays caused by client decisions, design changes, payment delays, regulatory approvals, third-party suppliers, force majeure (including weather, civic unrest, supply-chain disruption) or unforeseen site conditions are not the responsibility of DevPro and will extend the agreed timeline accordingly.

6. Materials & Workmanship

Unless specified otherwise in the BOQ, materials are supplied to the grade and brand listed in the agreement. Client-supplied materials are accepted at the client's risk and are excluded from any DevPro workmanship warranty for those items.

All structural and finishing work is performed by qualified site staff under the supervision of PEC-registered engineers.

7. Warranty

DevPro provides a one (1) year structural-defect warranty in writing on completed construction projects, covering defects arising from workmanship or materials supplied by DevPro under normal use. The warranty does not cover:

  • Wear and tear, cosmetic settlement, or normal weathering
  • Damage caused by third parties, alterations by others, or improper use
  • Acts of God, fire, flood, or civic disturbance
  • Client-supplied materials or fixtures

8. Site Access & Safety

The client must ensure DevPro has lawful and unobstructed access to the site for the duration of the project, including utilities (water, electricity) reasonably required for construction. The active site is a controlled work zone; visitors must be authorized by DevPro and follow site safety instructions. DevPro is not liable for injuries to unauthorized visitors.

9. Intellectual Property

Architectural drawings, 3D renders and design packages prepared by DevPro remain DevPro's intellectual property until full payment is received, after which the client receives a non-exclusive licence to use them for the agreed project. Reuse for any other project requires DevPro's written consent.

10. Limitation of Liability

To the maximum extent permitted by law, DevPro's total liability under any project shall not exceed the total contracted value of that specific project. DevPro is not liable for indirect, incidental or consequential losses including loss of profit, loss of use, or delay damages unless expressly agreed in writing.

11. Termination

Either party may terminate an active project for material breach by written notice if the breach is not cured within fourteen (14) days. On termination the client shall pay for all work completed up to the date of termination plus any materials ordered or in transit. DevPro retains a lien on materials at the site until the final account is settled.

12. Confidentiality

Project drawings, BOQs, pricing and any commercial information exchanged between DevPro and the client are confidential and may not be disclosed to third parties without written consent, except as required by law or regulatory authority.

13. Use of the Website

The content on this website is provided for general informational purposes. Photographs, drawings and project descriptions are owned by DevPro or used with permission. Copying, reproduction or commercial use of any content without written permission is prohibited.

Cost figures, timelines, and material rates shown on the website (including the cost calculator) are indicative estimates for planning only — not formal quotations.

14. Governing Law

These Terms are governed by the laws of the Islamic Republic of Pakistan. Any dispute arising out of or in connection with these Terms or any DevPro project shall first be referred to good-faith negotiation between the parties; failing resolution, disputes shall be submitted to the courts of Islamabad / Rawalpindi.

15. Changes to These Terms

DevPro may update these Terms from time to time. The latest version will always be available on this page with the "Last updated" date above. Continued use of the website or continued engagement of DevPro services after a change constitutes acceptance of the revised Terms.
